Scottsdale garages are not always just garages. How We Coat a Scottsdale Garage

Scottsdale Heat, Sun, and Slab Moisture
Three things gang up on garage coatings in Scottsdale: radiant heat, UV load, and slab moisture. Every one of these gets the same non-negotiable prep and the same UV-stable polyaspartic topcoat underneath the good looks, because in this climate the finish is only as good as what protects it.
Coating a Working Shop or Oil-Stained Slab
Not every Scottsdale garage is a showroom. Plenty are working shops where the floor has soaked up years of oil, brake fluid, and dropped chemistry, and those slabs need extra attention before any coating goes down. Oil that has wicked into the concrete has to be degreased and then mechanically ground out, because epoxy will not bond over a contaminated surface no matter how good the product is. We pull the contamination, profile the clean concrete underneath, and only then start the coating system. For a working shop we usually steer toward a full-flake floor with a heavier polyaspartic build for chemical and abrasion resistance, so the floor takes the same punishment that stained the old slab without staining again. It is more prep than a clean two-car garage needs, but it is the difference between a floor that lasts and one that fails at the first oil drip.
Why the Hardware-Store Kit Fails Here
The box-store epoxy kit is built to sell, not to last on an Arizona slab. The water-based epoxy in those kits goes down thin, the acid etch that comes with it does not open the concrete to a proper mechanical profile, and there is no polyaspartic topcoat to carry UV and heat. On a mild-climate garage that might limp along for a while, but a Scottsdale slab that hits 130 degrees under an open door in July and takes hot tires every day chews through a kit floor fast. The peel usually starts at the tire tracks or the slab edges within a summer or two, and then the whole floor has to be ground off and redone properly, which costs more than doing it right the first time.
