Polished Concrete Maintenance Guide for Arizona Warehouse Operators
Here is the part nobody selling you a coating wants to admit: polished concrete barely needs maintenance. That is half the reason warehouse operators in Phoenix, Chandler, and Mesa keep choosing it over coated systems. There is no film to peel, no recoat cycle, no annual reseal. But less maintenance does not mean no maintenance, and the few things you do need to get right are the things crews routinely get wrong. This is the protocol we hand our Valley warehouse clients.
What Polished Concrete Actually Needs
A densified, mechanically polished concrete floor is the floor and the finish in one. The reflectivity comes from the slab itself being ground and refined, then chemically hardened with a densifier and protected with a penetrating guard. There is no sacrificial topcoat sitting on top waiting to fail. So the maintenance job is simple: keep grit off the floor and keep the cleaning chemistry neutral. Do those two things and a polished warehouse floor holds its finish for years.
Daily Sweeping, Done Right
Fine concrete and product dust acts like sandpaper under forklift and foot traffic. Left on the floor, it slowly abrades the polish and dulls the high spots first. The fix is daily dust removal, and the method matters:
- Use a HEPA-filtered vacuum or an auto-scrubber with good filtration. Fine concrete dust is small enough to pass through cheap filters and recirculate.
- Microfiber dust mops work for lighter-traffic zones and trap fine particles instead of pushing them around.
- Do not use leaf blowers to clear the floor. You are not removing the dust, you are launching it into the air to resettle, and the coarse grit it kicks across the surface is exactly what scratches the finish.
Wet Mopping Protocol
For built-up dirt and traffic film, an auto-scrubber or a damp mop pass keeps the floor clean and clear:
- Use a pH-neutral cleaner. Neutral, in the 7 to 9 range, designed for polished concrete. This is the single most important rule.
- Never use acidic cleaners. Acids etch the surface and eat into the densifier you paid for. Vinegar counts. So does most bathroom-grade cleaner.
- Never use ammonia or harsh alkaline degreasers at strength. They dull the finish over time.
- Rinse and pick up the water. Letting dirty cleaning water dry on the floor is where most problems start, which matters more in Arizona than almost anywhere else.
The Arizona Hard-Water Problem
Phoenix tap water is hard. Very hard. When mop water or scrubber water is left to evaporate on a polished floor instead of being picked up, the dissolved calcium and minerals deposit as a white ring or a chalky haze right on your reflective surface. Operators see it and assume the floor is failing. It is not. It is mineral scale sitting on top of a perfectly good polish. The fix is to always extract or pick up cleaning water rather than letting it air dry, and if scale has already built up, a light professional re-burnish clears it. Do not attack hard-water haze with acid to dissolve it. You will trade a cosmetic haze for actual etching.
Forklift and Pad Maintenance
Polished concrete handles forklift traffic better than almost any other floor, but the equipment can still cause marks. Black tire scuffs from solid forklift tires are usually surface-level and come up with an auto-scrubber and a neutral cleaner or a light pad. Keep wheels and casters clean of embedded metal shavings and grit, because a single trapped chip dragged across the floor leaves a visible scratch line. Address fluid leaks fast: hydraulic oil and battery acid sitting on the floor are the two things that will actually damage a polished surface if ignored.
When to Call for a Burnish vs a Restoration Grind
Two different services for two different situations:
- Burnish. When the floor has lost some shine in traffic lanes or picked up hard-water haze but the finish is structurally intact, a high-speed burnish brings the gloss back. This is routine, fast, and the normal way to refresh a warehouse floor every so often.
- Restoration grind. When the surface has real wear, deep scratching, etching from the wrong chemicals, or the densifier has been worn through in heavy lanes, the floor needs to go back through the diamond progression. This is bigger, less frequent, and usually the result of years of skipped maintenance or the wrong cleaning chemistry.

What NOT to Do
- No steam cleaners. The heat and pressure are unnecessary and can drive moisture into the slab.
- No citrus or solvent cleaners as a routine. They strip the guard and can dull the finish.
- No sand or coarse grit walked or dragged across the floor. Mat the entry points and keep grit out.
- No leaving spills, especially oils and acids, to sit. Wipe them when they happen.

Sweep or dust-vacuum daily in any active warehouse, because fine concrete and product dust abrades the finish under traffic. Run an auto-scrubber or damp mop with a pH-neutral cleaner on a schedule that matches your traffic, often weekly in busy facilities and less in light-use storage. The goal is keeping grit off the surface and cleaning water picked up, not scrubbing constantly.
What cleaning products are safe for polished concrete in Arizona?
Only pH-neutral cleaners formulated for polished concrete, roughly in the 7 to 9 range. Avoid anything acidic, including vinegar and many bathroom cleaners, because acid etches the surface and attacks the densifier. Avoid strong ammonia and harsh alkaline degreasers that dull the finish. When in doubt, neutral and diluted per the label.
Does polished concrete need resealing?
Not in the coating sense, because there is no sacrificial topcoat to strip and replace. The penetrating guard on a polished floor is periodically refreshed and the gloss is maintained with a high-speed burnish, not a reseal-and-recoat cycle. That is one of its biggest advantages over epoxy in a Phoenix warehouse.
