A Phoenix-area garage slab in July can hit 140°F surface temperature. A car parked after a summer drive comes in at 160°F tire contact surfaces. Standard water-based epoxy coatings — the kind used in most box-store kits and in low-bid contractor jobs — have a glass transition temperature around 120°F. Put a hot tire on that floor and the coating under the contact patch softens, deforms, and pulls away when the tire moves. The result looks like the photo on every “epoxy failure” forum: circular marks where each tire sat.

Hot-Tire Pickup Explained

Hot-tire pickup is not a fluke. It is a predictable product-specification failure. Epoxy coatings are thermosetting polymers with defined thermal properties. When ambient temperature approaches the glass transition temperature of the cured film, the film softens and becomes tacky. A hot tire against a softened coating creates an adhesive bond between the rubber and the coating surface. When the tire moves, it pulls the coating off the substrate — cleanly in some cases, in chunks in others. The substrate may come with it if the original bond was marginal (which it almost always is after improper prep).

Polyaspartic vs. Epoxy in Arizona Conditions

Polyaspartic aliphatic polyurea topcoats have glass transition temperatures well above 150°F, are UV-stable (standard epoxy yellows in Arizona sun within one season), and cure faster than epoxy — an advantage in a hot garage where controlling the cure environment is difficult. They cost more per gallon than standard epoxy. The total system cost is higher. The total floor cost over five years is much lower, because polyaspartic does not peel in Phoenix conditions the way standard epoxy does.

What temperature is too hot to install epoxy?

Most epoxy products specify application between 50°F and 90°F ambient temperature. Above 90°F, reactive chemistry accelerates unpredictably — working time shortens, the material may “kick” before it’s been properly spread and back-rolled, and pin-holes or surface defects are more likely. In Arizona summer, we schedule epoxy applications in the early morning when ambient and substrate temperatures are at their lowest for the day.

Does epoxy yellow in Arizona sun?

Standard aromatic epoxy yellows significantly with UV exposure. An uncovered garage with direct sun on the floor surface will see visible yellowing within one season in the Phoenix market. Aliphatic topcoats (polyaspartic, aliphatic polyurethane) are UV-stable and do not yellow. This is another reason we use polyaspartic as the topcoat on garage systems.

When is the best time to install garage epoxy in Phoenix?

October through April is the ideal installation window. Ambient temperatures are lower, cure chemistry behaves predictably, and the floor can be installed and allowed to cure without immediate heat exposure. We do install in summer with appropriate scheduling and product adjustments, but fall and winter produce the most consistent results.

Can an existing failed garage floor be re-coated?

Yes, if the substrate is sound and the adhesion failure was a product or prep issue rather than a structural one. The failed coating must be completely removed by mechanical grinding — you cannot coat over a peeling surface and expect the new coating to hold. After full removal, we start the correct prep and installation sequence from scratch.

How long does a properly installed polyaspartic garage floor last in Arizona?

A correctly prepped and installed 100% solids epoxy base plus polyaspartic topcoat system in normal residential use should last 10 to 15+ years before needing any maintenance beyond periodic cleaning. The primary wear mechanisms are heavy abrasion from steel wheels, chemical exposure from battery acid or certain automotive fluids, and physical impact damage. None of these are thermal-related.
